1. Legal opinion upon vetting of land documents
We provide legal opinion upon vetting land/property documents. The opinion addresses authenticity of the property documents or title by considering every crucial factors, such as, ownership of the property, description of the property (schedule), Khatian/Porcha, Mutation, Bia deeds, property history (details of both present and past owners), Mouza Map, Non-Encumbrance Certificate, Tax records. Besides, our expert lawyers also focuses on the legal issues such as the rights of easements, minor’s rights, property disputes, court issues (if any) etc.
We generally need the following documents to carry out land vetting:
- Certified or Original Title Deed;
- Bia Deeds;
- Certified Copy of C.S. Khatian;
- Certified Copy of S.A. Khatian;
- Certified Copy of R.S. Khatian;
- Printed Copy of B.S or Dhaka City Survey Khatian;
- Latest Mutation Khatian (along with Duplicate Carbone Receipt (DCR) and proposal letter);
- Up to date Land Tax Receipt;
- Municipal Tax Receipt;
- Non-Encumbrance Certificate (NEC) along with Government receipt;
- Any other relevant Documents in respect of schedule property.
2. Legal opinion on Flat purchase/Leasehold property
We require the following list of documents:
- Lease Deed;
- Certified or Original Title Deed;
- Bia Deeds;
- Deed of Power of Attorney (registered copy);
- Flat purchase agreement;
- Agreement between Developer and land owner (if any);
- Letter of approval of the layout or building plan from RAJUK/CDA/other relevant authority;
- Developer’s REHAB Membership details (where applicable);
- Certified Copy of C.S. Khatian;
- Certified Copy of S.A. Khatian;
- Certified Copy of R.S. Khatian;
- Printed Copy of Dhaka City Survey Khatian;
- Latest Mutation Khatian (along with Duplicate Carbone Receipt (DCR) and proposal letter);
- Up to date Land Tax Receipt;
- Municipal Tax Receipt;
- Non-Encumbrance Certificate (NEC) along with Government receipt;
- Any other relevant Documents in respect of schedule property.

The team ensures whether the property really exists, and also whether it conforms to the descriptions made in the Schedule of the land, verifying boundaries, and checking if anyone has any legal interest on the properly and many more.
